Tyninghame Conservation Village

The cottage is B Listed and required extensive repairs to the stone, roof and windows. As well as a contemporary extension to create large kitchen diner we insulated the existing stone cottage and added a ground source heat pump.

This garden room acts as a transition level between the low level garden with the main level of the house.

A frameless rooflight separates the new extension roof and the stone villa. The existing floor level in the kitchen was extended out under the rooflight to draw reflect light back into the kitchen. A side window catches the evening sun. The outer walls are clad with natural Larch.

The brief was to design a garden office, garage and bike store, big enough for bike maintenance. The client would be looking down to his garden room from his 2nd floor flat and so we decided that this view should be as important as the view from the ground.

Project 1

A new garden room extension infills the gap between the outshoot and the boundary wall. The outshoot was rationalised to create a more practical utility and extend the existing kitchen storage. A glass lantern fills the space with sunlight and the bifold doors open up to blur the boundary between the patio and the internal space.

This B listed property in the Grange Conservation Area was originally the service wing to the rear of a Baronial style villa.

Any alterations to the existing fabric were made sensitively. Original features such as the glazed clerestory to the old bathroom were maintained and the old kitchen windows were increased in size but kept in proportion with the surrounding windows.

The existing kitchen was quite remote from the garden due to the level distance between the entrance floor and the garden. The outshoot had a non sympathetic dormer added in the past. The clients wanted to convert the lower level of the outshoot into a kitchen diner so they could easily connect with the garden.

Garage conversion to create an extra bedroom. 1 and a half storey extension to provide a new built in garage with lounge area above just off the new kitchen room. The old kitchen was replaced with a large family bathroom and the old lounge has been repurposed as a bedroom. The two new bedrooms form a bedroom annex including a central TV room for the girls.
