Longniddry, Project 1

The original modernist house was designed by Margaret Richards FRIAS in the mid 60's. We had the pleasure of meeting her on her visit to Longniddry one day.It was really interesting to hear how she and a group of her architect friends were chosen to design the master plan for Longniddry and the original thoughts behind the designs. 

The renovations and extension provided an open plan kitchen, dining lounge with triple aspect glazing to the gardens, ensuite master bedroom and utility.

Longniddry project 1

Greenbank Loan, Edinburgh

The clients wanted to add an ensuite master bedroom and family bathroom to their upper floor by converting the remaining attic. In the process they hoped to make alterations to the existing roof to improve the appearance of the existing box  roof extension. They wanted an open plan kitchen dining lounge area off the garden.

By relocating the staircase we were able to maximise the size of the rooms upstairs and repurpose the rooms below. It only required a small 1.5 storey extension to the rear and some reorganisation to create the ground floor spaces the clients desired. Most of the work was to to the roof which needed to be replaced and adjusted.

East Linton

Extension to create a generous kitchen diner into a tight corner plot. The original approach and 'front' door was hidden around the side of the house and so we have now created an inviting entrance visible from the front access. This adds a new porch and coat store. A tall window off the kitchen catches the light but provides privacy from the front. Particular care was taken to add as much glazing as possible to the rear to get a nice outlook but at the same time avoid overlooking the neighbours garden and raised conservatory. 

Redford Loan

Extension and alterations to create an open plan kitchen lounge and utility on the ground floor and added a bathroom to the upper floor within a new dormer.

Scissor trusses were used to provide extra head height in the lounge and kitchen and a change in level to the lounge helps to define zones. The dining room remains within the existing footprint with extra light provided by a new velux window within the loft space above. A visual connection is retained by an bespoke open shelving within an existing window opening.

Corstorphine

This project included an attic conversion to create two generous bedrooms and a family bathroom. The kitchen was relocated next to the lounge and a new study bedroom was added. The space remaining below the new stair, once the kitchen, has become the utility.

The clients wanted to extend their kitchen to provide a dining space which had uninterrupted views of the garden. The renovations included adding a music room off the new extension. The roof was designed to tie in with the existing roof but also not clash with the existing large dormer.

Longniddry 02

The original extension hadn't been built particularly well and blocked the view from the kitchen to the garden. We reorganised the interior and added an extension to surround the kitchen with the garden and flood it with light. Changing the location of the extension created a sunny patio. Tall windows with deep window reveals now frame the view to the garden from a TV lounge and can be accessed from the hall and linked to the kitchen.

Longniddry 03

 

This Longniddry projects included a Granny Annex with a large pocket screen linking the Annex to the main lounge, giving each generation company and support or privacy when needed. The Annex includes an ensuite bedroom and small lounge with a kitchenette. The new extension provides direct access to the kitchen with a pantry, dining and lounge area and double doors to a separate lounge to the front. The feature column, painted in our client's favourite colour, defines each zone.The Velux windows flood the interior with light.
